Mechanical systems, including utility plants, boilers, and chillers, are the engines that drive HVAC systems. Mechanical rooms can be overlooked when considering potentially unsafe spaces in buildings. Anyone near a boiler is potentially exposed to harmful gases such as carbon monoxide (CO), methane (CH4), or Propane (C3H8); and fuel and exhaust leaks can be costly, hazardous, or fatal if not controlled. According to the CDC, carbon monoxide (CO) poisoning is a leading cause of accidental death, with over 400 fatalities and 4000 hospitalizations in the US annually.  Many states and municipalities are adopting laws requiring gas detection and monitoring to warn of potentially hazardous leaks and dangerous exhaust fumes, and the list of states with new laws mandating carbon monoxide gas detection continues to grow (Check your local, state, and federal Health and Safety laws for further guidance).  Proper ventilation of boiler exhaust gases can mitigate hazardous situations, and gas detection systems should be installed in case of damage or failures in exhaust vents or supply lines.
